The figures here are published national ranges from cost guides. They aren't quotes, we didn't measure them, and local prices vary. Use them to plan a budget, then get quotes from roofers near you if you'd like to compare.

A typical asphalt re-roof
Tear-off and decking
| Job | Published range |
|---|---|
| Tearing off the old roof | $100 to $300 per square for one layer of asphalt shingles2, 7, 9 |
| Replacing roof decking | $2 to $5 per square foot; one guide's range runs to $82, 9 |
Ask each roofer how they'll price any decking they replace, and whether they'll show you the damage before they replace it.
If your roof has more than one layer of shingles, ask each roofer how they'll price removing the extra layers. We don't list a range for that, or for a flat or low-slope roof. Ask two or three roofers to price those jobs in writing.
The roofing and gutter cost estimator shows these ranges for the job you pick.
Comparing quotes
Ask every roofer to put the same things in writing, so you can compare them line by line:
- The material, its brand and product line, and how many squares the price covers.
- Whether tear-off, disposal and cleanup are in the price, and how many layers they'll remove.
- How they'll price decking repairs, if they find any.
- Whether the job needs a permit, who applies for it, and whether the fee is in the price. Published permit fees run about $100 to $500, and up to about $1,400 in some cities.2, 9-10 The permit guide covers what some state rules say, and the cost of a FORTIFIED roof.
- What the warranty covers, on the materials and on the work, and for how long.
- How much of a deposit they want, and when the rest is due.
If one quote leaves an item out, ask for it to be priced before you compare. If your roof might only need a repair, the repair or replace guide has repair ranges. The verify guide shows where to check a roofer's license or registration.
